Message from Management

We would like to express our profound gratitude to our shareholders for their unwavering support and patronage.

 I am pleased to present this report for the Company's 54th fiscal year.

 During the current consolidated fiscal year, the Japanese economy maintained a moderate recovery trend, supported by improving employment and income conditions and strong inbound tourism demand. However, the economic outlook remained uncertain due to rising prices, changes in the interest rate environment, and an increasingly uncertain international situation.

 Against this backdrop, our Group has pursued stable and sustainable growth and business expansion by providing one-stop real estate services in the Greater Tokyo Area and major cities throughout Japan. These services cover everything from construction to real estate sales, purchases, and leasing brokerage, and real estate management, while leveraging collaboration across our related businesses.

 As of March 31, 2026, the number of properties under management, which serves as the foundation of our stable earnings base, had steadily increased to 1,080,171 residential units, 199,066 parking spaces, and 5,009 buildings and facilities. We operated 632 Pitat House real estate brokerage offices and 131 facilities providing elderly assistance and childcare nationwide.

 In our overseas operations, our Group provided services tailored to the needs of each local market across 34 cities in 22 countries and regions. These services included brokerage for office space and corporate housing for expatriates of Japanese companies expanding into overseas markets, brokerage for transactions involving factories and other properties, and the operation of rental offices, rental factories, serviced apartments, and hotels.

 For the current consolidated fiscal year, construction works progressed steadily in the Construction Business. In the Real Estate Sales/Purchases Brokerage Business, the number and volume of transactions increased as we focused on My Home Auction, our real estate sales support service. In the Leasing Brokerage and Real Estate Management Businesses, brokerage commissions, property management fees, and maintenance service revenues remained solid, supported by the continued growth in the number of properties under management. In the Built-for-Sale Properties Business, we transferred rental residential properties as underlying assets of Starts Proceed Investment Corporation and Starts Asset Token, a real estate security token. In addition, the Hotels and Leisure Business continued to perform well, resulting in revenue of ¥251,911 million, operating profit of ¥36,272 million, ordinary profit of ¥38,244 million, and profit attributable to owners of parent of ¥25,311 million.

 Looking ahead, under our enduring philosophy of “People are everything, the heart is all,” which has remained unchanged since its establishment, we will continue to cultivate human resources grounded in humanistic principles and build an organization that upholds sound group governance. With an ingrained sense of gratitude, we will strive to build an organization that can achieve consistent and sustainable growth together with local communities and society at large.
